Security Deposit
The Security Deposit is equal to 1 1/2 months rent. The deposit will be proctected by a Deposit Protection Scheme. The deposit will be returned at the end of the tenancy, subject to any deductions (if applicable) for unpaid service bills, general cleaning, damages, breakages or repairs. You are responsible for the costs of the inventory checkout and this cost will be deducted from the deposit. No interest is paid on the deposit. The depoist return will be applied for within, but no later than, 14 business days from the end of the tenancy.
Credit Checks
A Rent4Sure Credit Referencing Form is part of your application. Upon receipt of your reservation deposit, completed referencing forms and appropriate identification, we will commence our reference enquiries. If your credit reference is acceptable, your reservation deposit will be offset against the first month’s rent.
Identification: In order to comply with the Money Laundering Regulations (2007), we are required to confirm the identity of all applicants for a tenancy. We will be unable to process your application without this confirmation and will therefore need to see either your passport or driving licence alongside a copy of a recent bank statement or utility bill dated within the last three months. We are also obligated to comply with ‘Right To Rent’ checks and will require a copy of all applicants passports.
Signing the Tenancy Agreement
We will ask you to sign a Residential Assured Shorthold Tenancy Agreement for a minimum of six months. A Reservation Deposit is required to secure the property. This deposit is non refundable, so please ensure you are in a position to proceed and commit to the tenancy from the date the landlord/agent has specified.
Please check your existing tenancy for the correct notice period required (if applicable). If you are selling a property, please ensure you have exchanged contracts before committing to taking on a tenancy.
